We keep our ear to the ground for the data, realities, and angles you need to know to build with confidence from abroad.
1. He thought he had a budget. He had an illusion.
Karim spent 11 years saving. Civil servant in Lyon. Two kids, a rented apartment, and one obsession: build the family home back home before his parents got too old.
By 2022, he had €65,000. He broke ground.
By 2024, the house was 60% done, and he had already spent €98,000.
He wasn't scammed. He didn't choose luxury materials. He didn't change the plans.
What changed was everything he didn't know at the start: the real cost of building from abroad is never the cost you calculate at home.
2. What it actually costs in 2025: the numbers nobody quotes you upfront
Most people in the diaspora estimate their construction budget based on prices a cousin gave them three years ago, or a quote found online that doesn't account for on-the-ground reality.
Here's what recent data actually shows:
The diaspora premium is real and measurable. Building from abroad costs on average 25 to 40% more than if you were on-site. Not because you're being robbed, but because your absence creates friction at every single stage.
The line items you didn't budget for:
- Remote coordination (calls, transfers, follow-ups): 5 to 10% of total budget
- Site delays caused by your absence: they extend average build time by 35%
- Emergency material purchases (when you can't negotiate in person): 15 to 20% markup
- Banking fees and exchange rate losses on international transfers: 3 to 6% depending on the corridor
Material inflation across sub-Saharan Africa: Cement, reinforcing steel, and gravel have seen price increases of 18 to 30% between 2022 and 2024 across most French-speaking African countries, driven by import costs, currency devaluations, and post-COVID logistics pressures.
This is not an exception. It's the new baseline.
3. The signal you need to see coming
African urbanisation is accelerating at a pace Europe hasn't seen since the 1960s.
By 2030, an additional 600 million Africans will be living in cities. The housing deficit in sub-Saharan Africa currently stands at an estimated 51 million units.
What this means for you, concretely:
The plot you're looking at today on the outskirts of Abidjan, Dakar, or Douala will not be worth the same tomorrow. In some areas, prices have doubled in four years.
Waiting until you "have enough" is a strategy with an invisible cost: the price of hesitation.
This isn't an argument to rush in unprepared. It's an argument to prepare faster.
4. Three things to do before handing a single euro to anyone
Whether you're in the early planning stage or already mid-construction, here's what concretely changes your situation this week.
Split your budget into three envelopes right now:
- Envelope 1 — Declared construction budget: what the quote says.
- Envelope 2 — Friction reserve (20% of total): for the unpredictables that come with managing from abroad.
- Envelope 3 — Strategic reserve (10%): for real opportunities or genuine emergencies.
Don't start without all three. Starting without reserves is scheduling your own site stoppage.
Demand a itemised quote, not a lump-sum quote. A quote that says "4-bedroom villa construction: €45,000" does not protect you. An itemised quote breaks down every line: foundations, elevation, roofing, finishes, electrical installation, plumbing with quantities and unit prices. It takes longer to obtain. It's the only way to compare and to stay in control.
Set a payment schedule tied to physical milestones. Never a payment to "advance the works." Always: a payment linked to a visible, verifiable stage. Foundations poured = payment 2. Slab complete = payment 3. Timestamped photos, confirmation from your on-site representative, then the transfer. Not before.
5. What nobody tells you about money and construction
Everyone talks to you about scams. Very few talk about the real problem.
The real problem isn't that people steal from you.
It's that you're managing a complex project, in a context you don't fully control, from a distance that blurs every piece of information, and you're doing it with the same level of preparation you'd use if you lived 20 minutes from the site.
That's not naivety. It's a tool deficit.
For decades, the African diaspora built blind because there was no infrastructure to do otherwise. You wired money. You trusted. You prayed.
The information exists. The tools exist. The verified professionals exist.
What's still missing is the platform that brings it all together, in service of those who build from afar.
That's exactly what we're building.
Take a piece of paper. Write down your current budget. Add 30% to it. If that new number stops you in your tracks, you're not yet ready to break ground and that's valuable information you just gave yourself for free.
