Every price carries what it rests on. "Surveyed" means a published, dated source gives it. "Derived" means it is calculated from a surveyed price, with the reasoning written down. "Estimated" means no survey exists and the range is an admitted order of magnitude. Those three words are not decoration: they are printed line by line on the prices page.
Most prices in this product are estimated, not surveyed. That is the truth and it belongs here rather than in a footnote: surveying a market takes time, and an estimated figure that says so beats a surveyed figure that does not exist. Use these ranges to frame a budget, never to sign a contract.
