What bare land costs, per square metre, in twelve of the markets this product prices. Land enters no estimate here: this page is a reference, not a line in a quotation.
One of these markets publishes a schedule of market values by commune, and it has consequences: it is the floor for registration duty and for the tax on undeveloped land. Everywhere else, what exists is an asking price: agencies, classified adverts, market write-ups. An asking price is not a transaction price, and in these markets the gap is what gets haggled over. Elsewhere again, an official valuation roll does exist but can only be read one property at a time, so never as a rate per m². Each entry below says which of those three it is.
$30 – $250/m²
The only market on this page with an official reference. The tax administration and the cadastre publish a schedule of market values commune by commune, and it is not indicative: it is the floor for the 4% registration duty and for the tax on undeveloped land. It is a figure the state will defend, which nothing else in this list is.

$240 – $890/m²
The sources disagree by a factor of two to three, which is the reason for the low confidence rather than a footnote beside it. Dakar is built on a peninsula: land there is physically finite, and a market constrained that way produces spreads an average hides. To be checked against a real transaction before it is used for anything.
$150 – $840/m²
A quarterly land price index published by a property firm, with a suburb-by-suburb table. It is an index of asking prices for development land, not a cadastral value: Kenya publishes no official per-m² reference.

$37 – $380/m²
Market reports dated 2025 and 2026, converted at the central bank’s official rate for late August 2026. The conversion is an assumption in its own right here: at the parallel rate the dollar figures would be about 5% lower, and Nigeria is the market in this product where the gap between the two rates has mattered most.

$170 – $350/m²
No schedule from the national land agency or the tax administration was found for Cotonou: searches return official grids for Ivory Coast, Cameroon and Morocco, and nothing equivalent for Benin. The band is therefore estate-agency in origin, not cadastral.

$25 – $270/m²
Two dated 2026 Cameroonian guides agree on the shape of the market: far periphery around 5,000 FCFA a m², mid-range residential from 25,000 to 100,000. The prestige districts, quoted far higher, are left out of the band: this page prices ordinary land, not the shop window.
$14 – $90/m²
A November 2025 article quoting a registered valuer gives the standard 300 m² residential plot on the periphery, which comes to this band per m²; the same piece cites the Official Gazette reference values, which are lower. Rwanda does publish official land values, which this pack cites elsewhere, but they date from 2021 and the market has moved.
$5 – $55/m²
An agency ranking of Kampala neighbourhoods, built on listings rather than on the cadastre. The page carries no visible date, which is its weakness: the index places it in mid-2026 and nothing in the text confirms that. The lowest band on this page, which follows Ugandan land rather than an error.

$120 – $550/m²
The land administration publishes no accessible per-m² schedule, and the tax figures one can reach are rates rather than values. The band therefore comes from dated classified listings for bare plots: asking prices, not transaction prices, and in Kinshasa the gap between the two is what gets haggled over.
$10 – $200/m²
The published sources disagree by more than an order of magnitude, which makes this band indicative and nothing more. No dated, land-only, official Tanzanian figure was found. A band twenty times its own floor is not a price: it is an invitation to telephone an agent.
$55 – $130/m²
The city keeps an official valuation roll of nearly a million properties, and it is no use here: it is searchable property by property, never as a rate per m². The band therefore comes from vacant-stand listings, which is to say asking prices. It is the best illustration on this page of official data that exists and stays unusable.
$8 – $110/m²
No Ghanaian source quotes land per m². Land sells by the plot, conventionally 70 by 100 feet, about 650 m², and the division by 650 is ours rather than the source’s. That step alone accounts for the low confidence: a real plot is rarely exactly 650 m².
Land is never added to a construction costing in this product: the estimator prices the building, and a plot you already own has no place in that total.
