How much does it cost to build a house in Benin?

Ranges per m² by finish level and by city, and what they come to on a 120 m² house, from the surveys in the Benin pack.

Updated August 30, 2026

Economy (self-build): $180 – $250 /m²
Standard: $250 – $380 /m²
Premium: $380 – $580 /m²

Build cost in Benin is reasoned per square metre of finished floor, because that is the only measure that survives a change of plan. The ranges below are the ones this tool applies to Cotonou, the country’s reference city, for a detached house in 2026. They cover the building itself: not the land, the taxes or the connections, which are listed further down.

Finish level	Price per m²	Basis
Economy (self-build)	110,000 FCFA – 150,000 FCFA ($180 – $250)	surveyed
Standard	150,000 FCFA – 230,000 FCFA ($250 – $380)	surveyed
Premium	230,000 FCFA – 350,000 FCFA ($380 – $580)	surveyed
Luxury	350,000 FCFA – 600,000 FCFA ($580 – $1,000)	derived

The town moves the number

The same drawing does not cost the same in two towns: hauling cement and steel, the price of labour and how many contractors are competing all move. Between Parakou and Cotonou the spread applied here is 18%. The totals below are for a 120 m² house at standard finish.

City	Price per m² (standard)	Total for 120 m²
Parakou	128,000 FCFA – 195,000 FCFA ($210 – $330)	15,300,000 FCFA – 23,440,000 FCFA ($25,500 – $39,000)
Porto-Novo	146,000 FCFA – 223,000 FCFA ($240 – $370)	17,460,000 FCFA – 26,749,000 FCFA ($29,000 – $44,500)
Cotonou	150,000 FCFA – 230,000 FCFA ($250 – $380)	18,000,000 FCFA – 27,576,000 FCFA ($30,000 – $46,000)
Abomey-Calavi	150,000 FCFA – 230,000 FCFA ($250 – $380)	18,000,000 FCFA – 27,576,000 FCFA ($30,000 – $46,000)

What the number leaves out

The land, its title and the transfer fees, which in a city often outweigh the structure.
VAT, 18% in Benin, where you build through a firm that charges it.
The building permit and design fees, which are counted separately.
Water and power connections, priced by how far the network is from the plot.
