Published February 7, 2026

Construction costs vary significantly across West Africa, influenced by location, materials, labor availability, and project complexity. This guide breaks down what you need to know.

In Cameroon, expect to pay between €300-800 per square meter for standard residential construction. Premium finishes can push costs to €1,000+ per sqm. Nigeria ranges slightly higher at €400-1,000 per sqm in Lagos.

• Materials: Cement, steel, and sand prices fluctuate. Import duties can add 20-40% to specialized materials.
• Labor: Skilled labor costs are rising but remain competitive compared to European rates.
• Land: Location dramatically impacts total project cost. Urban plots in Douala or Lagos command premium prices.
• Permits: Budget 3-5% of total cost for permits and regulatory compliance.

Tips for Budget Management

Use milestone-based payments to maintain control. Get multiple quotes from verified contractors. Include a 15-20% contingency buffer in your budget.
