Floor finishTiling, laid and grouted.
PaintingPreparation and finish coats.
CeilingPanelling or board on timber battens, across the living area.
Doors and windowsDoors and windows, fitted. The openings are the ones already deducted from the walls.
Hot waterHot water for the house, sized on the number of people.
PlumbingSupply, waste and sanitary ware, from the meter to the taps.
ElectricsSockets, lighting and the board. Chasing, wiring and accessories.

External works

SanitationSeptic tank and soakaway, sized. Outside the few connected districts, this is the drainage system.
Water supplyA borehole, by the metre drilled. Most plots have no usable mains connection.
Power generationSolar, a generator or both, sized on the building’s own load.
PavingApron and yard. The apron is what stops rain standing at the foot of the wall.
Surface drainageA masonry channel taking roof water off the plot.
Boundary wallA boundary wall or a light fence, with or without posts. Wind decides that, not taste.
