How much does it cost to build a house in Nigeria?

Ranges per m² by finish level and by city, and what they come to on a 120 m² house, from the surveys in the Nigeria pack.

Updated August 25, 2026

Economy (self-build): $88 – $130 /m²
Standard: $110 – $180 /m²
Premium: $180 – $300 /m²

Build cost in Nigeria is reasoned per square metre of finished floor, because that is the only measure that survives a change of plan. The ranges below are the ones this tool applies to Lagos, the country’s reference city, for a detached house in 2026. They cover the building itself: not the land, the taxes or the connections, which are listed further down.

Finish level	Price per m²	Basis
Economy (self-build)	119,000 ₦ – 181,000 ₦ ($88 – $130)	surveyed
Standard	149,000 ₦ – 250,000 ₦ ($110 – $180)	surveyed
Premium	250,000 ₦ – 400,000 ₦ ($180 – $300)	surveyed
Luxury	400,000 ₦ – 801,000 ₦ ($300 – $590)	surveyed

What that comes to on a 120 m² house

Luxury	48,059,000 ₦ – 96,119,000 ₦ ($35,500 – $71,000)

The town moves the number

The same drawing does not cost the same in two towns: hauling cement and steel, the price of labour and how many contractors are competing all move. Between Kano and Lagos the spread applied here is 28%. The totals below are for a 120 m² house at standard finish.

City	Price per m² (standard)	Total for 120 m²
Kano	116,000 ₦ – 195,000 ₦ ($86 – $140)	13,978,000 ₦ – 23,381,000 ₦ ($10,500 – $17,000)
Abuja	124,000 ₦ – 207,000 ₦ ($91 – $150)	14,874,000 ₦ – 24,880,000 ₦ ($11,000 – $18,500)
Lagos	149,000 ₦ – 250,000 ₦ ($110 – $180)	17,920,000 ₦ – 29,976,000 ₦ ($13,000 – $22,000)

What the number leaves out

The land, its title and the transfer fees, which in a city often outweigh the structure.
VAT, 8% in Nigeria, where you build through a firm that charges it.
The building permit and design fees, which are counted separately.
Water and power connections, priced by how far the network is from the plot.

Cost your own project
