How much does it cost to build a house in Senegal?

Ranges per m² by finish level and by city, and what they come to on a 120 m² house, from the surveys in the Senegal pack.

Updated August 25, 2026

Economy (self-build): $300 – $420 /m²
Standard: $420 – $670 /m²
Premium: $580 – $920 /m²

Build cost in Senegal is reasoned per square metre of finished floor, because that is the only measure that survives a change of plan. The ranges below are the ones this tool applies to Dakar, the country’s reference city, for a detached house in 2026. They cover the building itself: not the land, the taxes or the connections, which are listed further down.

Finish level	Price per m²	Basis
Economy (self-build)	180,000 FCFA – 250,000 FCFA ($300 – $420)	surveyed
Standard	250,000 FCFA – 400,000 FCFA ($420 – $670)	surveyed
Premium	350,000 FCFA – 550,000 FCFA ($580 – $920)	surveyed
Luxury	550,000 FCFA – 840,000 FCFA ($920 – $1,400)	derived

What that comes to on a 120 m² house

Luxury	66,024,000 FCFA – 100,800,000 FCFA ($110,000 – $168,000)

The town moves the number

The same drawing does not cost the same in two towns: hauling cement and steel, the price of labour and how many contractors are competing all move. Between M’bour and Dakar the spread applied here is 15%. The totals below are for a 120 m² house at standard finish.

City	Price per m² (standard)	Total for 120 m²
M’bour	218,000 FCFA – 348,000 FCFA ($360 – $580)	26,121,000 FCFA – 41,781,000 FCFA ($43,500 – $69,500)
Touba	225,000 FCFA – 360,000 FCFA ($380 – $600)	27,022,000 FCFA – 43,222,000 FCFA ($45,000 – $72,000)
Dakar	250,000 FCFA – 400,000 FCFA ($420 – $670)	30,024,000 FCFA – 48,024,000 FCFA ($50,000 – $80,000)

What the number leaves out

The land, its title and the transfer fees, which in a city often outweigh the structure.
VAT, 18% in Senegal, where you build through a firm that charges it.
The building permit and design fees, which are counted separately.
Water and power connections, priced by how far the network is from the plot.
